I have been a landlord for 14 years, managing 3 rental properties in that time myself. This has been, at times a very stressful & time consuming task, vetting new tenants dealing with issues arising from there tenancy with neighbours or the mess they have left behind once they leave or just keeping up with rent increases as the market changes. Now there is the added burden of 3 monthly property inspections that is a requirement of your insurer.
My retirement plan is to upgrade my properties to newer ones & seek a property manager as I no longer want the tie of self managing. I have enlisted the services of Katrina Green at Ray White, as I have sold & bought 2 new rentals & I am so amazed at how stress free it has become being a landlord.
My first property purchase occurred just on Christmas with possession the week before & to my amazement & relief Katrina had tenants lined up for occupancy mid January which left only a short time untenanted. Unfortunately those tenants only lasted a few months before they wanted to move out, but this was no problem for me as Katrina was on the case & had another tenant lined up so they could break their contract and the next tenant move in with no loss of income for me.
We have just signed up for another property with possession at the end of the month, Katrina has worked her magic again & squired a young family looking for long term, so once we take passion they will move in straight away.
So far I have had great support from Katrina & team, communication has kept me in touch with all that is going on as it happens, updates after each property inspection. It is now stress free being a landlord.

Due to my mother moving into a rest home last year, I bought her property and have had Katrina manage it as a rental property since.

I have elected to be told of any maintenance required on the property so I can decide whether to carry out the repairs or to have Katrina make the arrangements. When there was an issue advised that I chose to do, Katrina arranged for a time that suited both the tenants and myself and kept everyone informed. It was so easy!
Katrina has a Property Manager Cadet, Amber, working with her who also keeps me informed of the state of the property and the tenancy. It is great to see Katrina has a commitment not only to the owners and tenants but also to the Property Management profession in having Amber as a Cadet. They form a great team.
